The home inspection has been completed and the buyer has asked you the seller to make a repair or four. You as the home seller may or may not agree to these. If you do agree- please understand what our Home Inspection Contingency Removal Addendum states. ALL REPAIR MUST BE DONE BY A LICENSED CONTRACTOR. Please do not attempt do any items on your own. I can appreciate you may want to save money (we all do), but lets be realistic here, you may be a handy man but its not your everyday job. Let the professional do it so it is done correctly and the buyer is happy you followed protocal.
I had an incident where I was representing the purchaser. We did our home inspection and discovered the support under the stairs, well.... was barely existant. Ha! It was a fairly easy fix but the seller attempted to do this himself instead following what our contract states. This was an issue when the appraisal was done. The stairs not only became a lender required repair (properly repaired), but the listing agent had no clue what the contract stated or what a lender required repair was! This ended up causing a delay in our closing!
Long story short, hire a Realtor to teach you and share with you not only what the contract states but everything else involved in a real estate transaction.
